Home Addition vs. Remodel: Which Adds More Value for Central Texas Homeowners?

Homeowners outgrowing their space in Central Texas usually land on one of two paths: build out with an addition, or build smarter within the walls they already have through a remodel. Both can solve the same problem, more usable space, more storage, a layout that actually fits how the family lives, but they come with very different costs, timelines, and returns.


What Counts as Each

A remodel reworks space that already exists. Opening up a cramped kitchen into the adjoining dining room, converting a rarely used formal living room into a home office, or reconfiguring a primary bathroom's layout are all remodels: the home's footprint does not change, but how the square footage is used does.


An addition extends the home's actual footprint, a new bedroom suite, a sunroom, a second story over the garage. It adds square footage rather than reorganizing what is already there, which means it typically involves a new foundation or structural tie-in, new roofing, and extending electrical, plumbing, and HVAC into the new space.


Cost and Timeline

Remodels are generally less expensive per square foot and move faster, because the structure, foundation, and roofline are already in place. A kitchen or bathroom remodel can often be completed in a matter of weeks to a couple of months, depending on scope.


Additions cost more per square foot because they involve new structural work from the ground up, and they take longer: permitting alone can add weeks, and the build itself typically runs several months. The upside is that an addition solves space problems a remodel simply cannot. You cannot remodel your way to a fourth bedroom if the house only has three exterior walls to work with.


Which Adds More Value?

This is where the answer depends heavily on what the house is missing. In most of the Central Texas market, kitchen and bathroom remodels remain some of the most reliably value-adding projects a homeowner can do. Buyers notice an updated kitchen immediately, and the cost to renovate one is moderate relative to the value it adds at resale.


Additions add more value in absolute dollar terms when they address something the local market actively prices in, most notably bedroom or bathroom count. A three-bedroom, one-bath house in a neighborhood of four-bedroom, two-bath homes is usually leaving value on the table, and an addition that brings it in line with the neighborhood can pay for a meaningful share of itself. An addition that simply makes an already-adequate house bigger, without changing bedroom or bathroom count, tends to return less relative to its cost.


Making the Call

The practical approach is to start with what the house is actually missing, not what would simply be nice to have. If the kitchen feels dated or cramped, that is a remodel conversation. If the house is genuinely out of bedrooms or bathrooms for how the family lives, that is when an addition starts to make financial sense, not just a lifestyle one.
